Self Leveling Concrete Contractors for West Michigan Floors
A finished floor cannot hide a rolling, scarred, or badly patched slab. We correct the substrate first so tile, resilient flooring, hardwood, coatings, and other finishes have a sound plane to build on.
Floor Leveling That Solves the Problem Under the Finish
Long tile shows every ridge. Thin resilient flooring telegraphs every pit and trowel mark. Cabinets, partitions, and equipment make low areas harder to ignore. Self leveling concrete creates a smooth, continuous underlayment over a properly prepared slab, replacing a patchwork of humps and depressions with a surface suited to the floor planned above it.
The first decision is not how much material to pour. It is whether the slab needs filling, grinding, crack repair, or a combination. High spots may call for concrete grinding before low areas are filled. A floor covered with old ceramic or porcelain may need our tile removal service to expose the actual concrete. That diagnosis keeps a leveling product from becoming an expensive cover over contamination or loose material.

What Proper Subfloor Prep Prevents
Leveling is valuable because of the finish problems it removes before they become callbacks.
Flatter Finish Lines
Correcting broad dips and waves gives large-format tile, planks, and sheet goods a more uniform plane instead of forcing the finish to follow the slab.
A Continuous Underlayment
A selected leveling compound bridges widespread surface irregularities more consistently than dozens of isolated hand patches.
Fewer Telegraphing Defects
Pits, patch edges, and shallow depressions are less likely to print through thin flooring when the substrate is corrected first.
Residential or Commercial Scale
The same planning applies to a basement renovation, retail buildout, office conversion, or work area where a new finish needs a dependable base.
Prep Matched to the Slab
Grinding, cleaning, crack attention, priming, and placement are chosen around existing conditions rather than forced into one preset recipe.
What Does Self Leveling Concrete Cost in West Michigan?
A useful planning range for professional self leveling concrete is about $3 to $8 per square foot. Small rooms, deep fills, difficult access, or extensive removal and repair can push the effective rate higher. A large, open floor with modest variation is usually more efficient per square foot. This range is a starting point, not a bid made without seeing the slab.
The biggest cost drivers are floor area, average pour depth, the amount of grinding or removal required, cracks and damaged sections, access to the work zone, and the finish that will follow. Material volume climbs quickly when a broad low spot needs more depth. Adhesive, paint, tile mortar, and weak patches also have to come off before a reliable bond is possible.
High Caliber measures the real conditions and explains which work belongs in the scope. The resulting quote is free, fixed, and itemized, so a Grand Rapids homeowner or West Michigan facility manager can compare the preparation plan as well as the total.
- Floor area and fill depth determine how much leveling material the project consumes
- Coatings, adhesive, thinset, and unsound patches add removal work before placement
- Doorways, drains, transitions, fixtures, and occupied spaces affect layout and access
- The next flooring system may set tighter flatness and moisture requirements

Self Leveling Concrete Is Not the Same as Slab Lifting
The name causes confusion. Self leveling concrete corrects the top plane of an interior substrate. It does not raise a settled driveway panel, repair a failed foundation, or stop structural movement. If a slab is actively moving or an underlying issue is causing settlement, that condition needs the right specialist before a finish underlayment is considered.
It is also not a substitute for surface preparation. The material flows, but it does not clean the floor, erase bond breakers, or decide its own elevations. The crew still has to identify high points, protect transitions, establish the pour boundaries, prepare the concrete, and place the selected product within its working limits.
For a decorative exposed-concrete result, leveling may not be the final answer because an underlayment and a finished wear surface do different jobs. Ask about polished concrete floors when the goal is to refine and expose a suitable slab rather than cover it with new flooring.

How We Plan a Floor Leveling Project
We start by looking at the whole room, not just the lowest visible dip. Existing finishes and residue can hide the slab, while door clearances, floor drains, stairs, and neighboring rooms determine where the corrected elevation can end. The intended floor covering matters too. Large tile and thin resilient products reveal different defects than a thicker finish.
Next comes mechanical preparation where the slab requires it. Grinding can lower isolated humps and open a clean surface for the primer and leveling material. Loose patches and incompatible residue cannot remain trapped underneath. We also separate cosmetic waviness from cracks or movement that deserve a different repair conversation.
Placement is planned around material depth, room geometry, working time, and the next trade's schedule. Cure timing is product-specific and changes with depth and site conditions, so we do not promise a universal handoff hour. The practical goal is a prepared substrate that meets the requirements of the finish going above it, not a rushed pour that merely looks smooth while wet.
Frequently Asked Questions
How thick can self leveling concrete be poured?
A common leveling lift may be roughly 1/8 inch to 1 inch, but there is no responsible universal thickness. Each product has limits, and deeper depressions may need a different formulation, aggregate extension, or more than one stage. We measure the floor and select the approach around the actual depth map.
How long does self leveling concrete take to cure?
Some leveling products allow light foot traffic within hours, while the wait for tile, resilient flooring, hardwood, or a coating can be longer. Pour depth, temperature, humidity, moisture, and the manufacturer's instructions control the schedule. We provide the handoff timing for the specified system instead of using one blanket cure claim.
Can self leveling concrete go over an existing concrete floor?
Yes, when the existing slab is stable and prepared for a bond. Paint, adhesive, curing compounds, dust, weak patches, and other contaminants may need mechanical removal first. Cracks and moving sections also have to be evaluated rather than buried under the pour.
What is the cost of floor leveling per square foot?
About $3 to $8 per square foot is a reasonable early planning range for many professional projects, but depth and preparation can change it materially. Small spaces and floors needing heavy grinding or removal often cost more per square foot. High Caliber provides a free, fixed, itemized quote after inspecting the substrate.
Does self leveling concrete fix every uneven floor?
No. It corrects surface flatness within the limits of the selected system. It does not lift settled exterior slabs or cure structural movement. High spots may be better ground down, and active settlement should be addressed before an interior underlayment is installed.
Can floor covering be installed directly over the leveled surface?
Often yes, once the underlayment has reached the condition required by the flooring manufacturer. The answer depends on the planned tile, VCT, resilient flooring, hardwood, coating, or other finish. We plan the substrate around that next material rather than treating every finished floor alike.

Google ReviewsWould highly recommend. No pressure sales, quality product, great communication and quality installation. I met Jeff at the home show. I was drawn into his booth by his very enthusiast kids. I got the immediate impression this was a family oriented business and that was reinforced by the conversation with both Jeff and his young son. These values drew me to this business. I signed up for a quote. Shortly after the show Jeff came to my home to present options and provide a quote. No pressure to buy, Jeff understood I needed to get thru tax season before I could be sure about my budget. Over the course of next few months Jeff was responsive to any questions I had and we got the job scheduled. Jeff provided a trailer in the quote to store contents of garage while job was being done, which was very helpful. When talking with others about the quote I learned my price was equal to or less than what neighbors had paid up to six years ago, so I felt this was good pricing. I had thought there would be a ton of dust and a big mess when grinding surface, but the machines had a vacuum attached, clean and efficient work. I was impressed that they coated steps and side walls as well as floor. No mess on drywall or driveway. Crew doing installation were great guys. They took time to fill me in on the process of installation, what to expect, how long for surface to cure and when I could empty trailer. Post install Jeff stopped out to grab trailer, filled me in on what to use and how to clean the floor. VERY happy with the whole process from sales to install to follow up. LOVE my new garage.
I can not express how awesome my garage floor looks. Your crew did a phenomenal job, we'll probably be the envy of the neighborhood now. Very polite, cleaned up the area, fast amazing job! My only complaint was the floor was going to look great so my wife said we had to clean out and paint all the walls and shelving, but it was worth it. Thank you again.
Wow! Jeff and Mike were amazing to partner with for my garage floor renovation! They did an amazing job but more importantly, they communicated directly with me thru texts, reminders, and in person! Jeff and his team left my garage and exterior area cleaner than when they arrived and gave clear instructions on follow up care needed for my new floor! I would highly recommend High Caliber Concrete Coatings anytime!
The floor looks awesome. What an improvement !!! The installers where also top notch. Communicated the plans and details clearly.
Jeff and his crew did an awesome job. Jeff was very prompt with his quote, his timeliness of service and his responses back to any questions I had. The closed trailer Jeff offers for use for garage contents during the work was such a great idea. It made my prep work and garage reload minimal. Jeff's workcrew was timely, hard working and very, very polite. Their clean up work was super! I did not have to do anything but reload my contents. I am beyond happy with the finished project and would recommend High Caliber for a successful experience!! I love that they are a local business and support their exceptional work ethic and results!
Jeff and his team did the most amazing job epoxy floor coating my 38 year old garage floor. Outstanding, professional, skilled, great communication. Highly recommended.
