South Haven Floors
Epoxy Flooring in South Haven, MI for Cottages and Boat Garages
Marina gear, beach sand, and winter road salt all end up on the concrete. High Caliber builds a sealed flake floor for the particular mess that follows South Haven living.
Garage Floor Coatings Made for Seasonal Lakeshore Use
A South Haven garage often doubles as the landing zone for boat supplies, sandy shoes, wet lines, and everything a cottage needs between weekends. Bare concrete absorbs spills and traps grit. A sealed flake surface can be swept or squeegeed clean before the drive home.
Our garage floor coating system starts with mechanical diamond grinding. The three layers are a hybrid epoxy/polyurea base coat, a full flake broadcast to refusal, and a UV-stable polyaspartic floor coating as the wear surface. Unlike exposed plain epoxy, that topcoat resists yellowing in summer sunlight.
High Caliber is a local, family-owned contractor based at 11007 Chicago Drive in Zeeland. South Haven falls inside our two-hour West Michigan service radius. Cottage owners receive a fixed, itemized quote, and every coat receives its proper cure time.

What We Install In South Haven

What Boat Garage Concrete Needs Before Coating
Boat storage brings wet equipment, trailer tires, and dragged stands onto one slab. We inspect the concrete, then use concrete grinding to create the profile the base coat needs. Cracks and pits are repaired during prep rather than hidden beneath color.
Acid etching is never our prep method. Diamond grinding provides mechanical preparation before the three bonded layers go down. Full cure time is allowed between stages.
- Trailer paths and storage zones are checked during inspection
- Cracks and worn areas are addressed before coating
- Traction additive is included in the finished topcoat

A Cottage Floor Should Be Easy to Leave Clean
Seasonal ownership changes the maintenance goal. Flake coating gives sand and tracked debris a washable surface, so cleanup is practical before the cottage closes. When a lower-level slab raises moisture concerns, we evaluate whether basement floor epoxy belongs in the system.
Owners comparing lakeshore finishes can also see our concrete coating work in Saugatuck. The recommendation still follows each slab, its use, and its exposure to sunlight or moisture.

Choosing a Finish for a Marina Garage or Cottage
A working boat garage benefits from a flake blend that disguises sand and ordinary marks. A denser, stone-inspired granite hybrid finish can make a cottage garage read more like a finished room. Both choices keep the same preparation and protected wear surface.
Show us the space and explain what it holds in summer and winter. We can narrow the color direction, then quote the real square footage and repair needs. For another lakeshore example, visit epoxy flooring in Saugatuck.

Why South Haven Cottages Need a Different Floor
The useful test is what happens after a wet marina day, not how the slab looks while empty.
Wet Gear Stays Above the Slab
A sealed topcoat keeps rinse water and drips at the surface, where they can be removed before the cottage is closed up.
Traction Comes Standard
Free anti-slip additive is mixed into the topcoat, giving shoes useful grip when a boat garage floor is damp.
Built for Tires and Trailers
Diamond-ground prep creates a mechanical bond, while the polyaspartic wear layer takes tire traffic and dragged storage equipment.
Sand Cleans Up Faster
The full flake broadcast hides ordinary scuffs, and the closed surface gives loose beach grit fewer places to collect.
Color Holds by Open Doors
UV-stable polyaspartic protects the finish where summer light reaches a marina garage.
How We Build a South Haven Concrete Coating
Six deliberate steps take the slab from diamond-ground preparation to final walkthrough, with proper cure time protected between coats.
1Grind & Prepare
We diamond-grind the concrete to a clean, porous profile so the coating bonds permanently.
2Repair & Clean
Cracks, pits, and spalls are filled and leveled, then industrial vacuums pull off every trace of dust.
3Hybrid Base Coat
A pigmented polyurea/epoxy blend is rolled and back-rolled into the prepped slab for full coverage.
4Broadcast the Flake
Your chosen flake blend is hand-broadcast to full refusal while the base is wet.
5Polyaspartic Topcoat
A UV-stable topcoat locks the system in — scratch resistant, chemical resistant, easy to clean.
6Final Walkthrough
We inspect every square foot with you and hand over a floor that's ready to live on for years.
South Haven Coating Questions
How much does a garage floor coating cost in South Haven, MI?
Square footage, slab condition, repairs, and coated extras determine the price. High Caliber inspects the floor and provides a free fixed, itemized quote before work begins.
Can epoxy flooring handle a South Haven boat garage?
Yes, when epoxy is used correctly. Our hybrid epoxy/polyurea base bonds to prepared concrete, full flake adds coverage, and UV-stable polyaspartic forms the exposed wear surface.
Will a flake floor be slippery after wet marina gear comes inside?
The topcoat receives anti-slip additive at no charge. It adds grip in damp conditions while keeping the floor practical to sweep or squeegee.
Do you coat cracked concrete in seasonal garages?
Cracks and pits can often be repaired during preparation. We examine the slab first because moisture and surface damage must be addressed before coating.
How long before I can use my South Haven garage again?
Timing depends on the installed materials and job conditions. We protect each coat's required cure time, then provide clear instructions for foot traffic, storage, and vehicles.
Does polyaspartic stay clear in summer sunlight?
The final coat is UV-stable polyaspartic, which resists the yellowing that affects exposed plain epoxy. It suits garages where the overhead door stays open in summer.

Google ReviewsWould highly recommend. No pressure sales, quality product, great communication and quality installation. I met Jeff at the home show. I was drawn into his booth by his very enthusiast kids. I got the immediate impression this was a family oriented business and that was reinforced by the conversation with both Jeff and his young son. These values drew me to this business. I signed up for a quote. Shortly after the show Jeff came to my home to present options and provide a quote. No pressure to buy, Jeff understood I needed to get thru tax season before I could be sure about my budget. Over the course of next few months Jeff was responsive to any questions I had and we got the job scheduled. Jeff provided a trailer in the quote to store contents of garage while job was being done, which was very helpful. When talking with others about the quote I learned my price was equal to or less than what neighbors had paid up to six years ago, so I felt this was good pricing. I had thought there would be a ton of dust and a big mess when grinding surface, but the machines had a vacuum attached, clean and efficient work. I was impressed that they coated steps and side walls as well as floor. No mess on drywall or driveway. Crew doing installation were great guys. They took time to fill me in on the process of installation, what to expect, how long for surface to cure and when I could empty trailer. Post install Jeff stopped out to grab trailer, filled me in on what to use and how to clean the floor. VERY happy with the whole process from sales to install to follow up. LOVE my new garage.
I can not express how awesome my garage floor looks. Your crew did a phenomenal job, we'll probably be the envy of the neighborhood now. Very polite, cleaned up the area, fast amazing job! My only complaint was the floor was going to look great so my wife said we had to clean out and paint all the walls and shelving, but it was worth it. Thank you again.
Wow! Jeff and Mike were amazing to partner with for my garage floor renovation! They did an amazing job but more importantly, they communicated directly with me thru texts, reminders, and in person! Jeff and his team left my garage and exterior area cleaner than when they arrived and gave clear instructions on follow up care needed for my new floor! I would highly recommend High Caliber Concrete Coatings anytime!
The floor looks awesome. What an improvement !!! The installers where also top notch. Communicated the plans and details clearly.
Jeff and his crew did an awesome job. Jeff was very prompt with his quote, his timeliness of service and his responses back to any questions I had. The closed trailer Jeff offers for use for garage contents during the work was such a great idea. It made my prep work and garage reload minimal. Jeff's workcrew was timely, hard working and very, very polite. Their clean up work was super! I did not have to do anything but reload my contents. I am beyond happy with the finished project and would recommend High Caliber for a successful experience!! I love that they are a local business and support their exceptional work ethic and results!
Jeff and his team did the most amazing job epoxy floor coating my 38 year old garage floor. Outstanding, professional, skilled, great communication. Highly recommended.
